What Does a RICS Survey Include?

| By

Choosing the right RICS survey level starts with knowing what the inspection covers. From a basic condition snapshot to a deep dive into defects, each survey is designed to support different stages of the buying journey.

Level 1: Condition Report Essentials

The Level 1 report offers a visual inspection of accessible areas and a traffic light summary of condition ratings. It highlights obvious defects but does not investigate beyond surface-level issues. Buyers commissioning our RICS home surveys often use Level 1 for modern, well-maintained flats where invasive checks are unnecessary.

Level 2: HomeBuyer Survey Detail

A Level 2 inspection goes further, with roof void checks, loft insulation assessment and commentary on damp, timber decay and drainage. Expect annotated photography and advice on repairs. When moisture is suspected we can integrate our damp & timber surveys so the report links structural findings to actionable moisture diagnostics.

Level 3: Building Survey Depth

Level 3 surveys provide comprehensive analysis of structure, services, materials and future maintenance liabilities. The report includes budget costings, remedial phasing and tailored recommendations. Buyers often combine this with independent damp investigations to verify suspected moisture paths or timber decay before committing to the purchase.

What About Boundaries, Legal and Services?

RICS surveys consider statutory compliance, visible boundary concerns and service installations, but they do not replace legal or specialist engineering advice. Where disputes or structural alterations are evident, we flag next steps and can coordinate with solicitors or structural engineers to keep transactions moving.

Aftercare and Follow-Up

Quality surveys should always include a debrief. At LEM Building Surveying, you receive a post-survey call, digital report delivery and clarity on urgent versus planned works. We also provide contractor briefing notes to help you obtain accurate quotations.
