RICS introduced three survey levels to give buyers a clear pathway from basic condition feedback to comprehensive analysis. Understanding the differences stops you from over- or under-specifying the inspection.
Level 1: Snapshot for Modern Homes
Ideal for newly built or recently refurbished flats, Level 1 provides a high-level overview. You receive a concise report, colour-coded condition ratings and advice on urgent defects. It does not include testing or opening up of structures but pairs well with the quick-turnaround packages on our RICS home survey page.
Level 2: Balanced Detail for Conventional Properties
Level 2 surveys remain the most popular choice for suburban semis and terraces. The inspection covers roof spaces, external joinery, services and damp risks. Findings are supported by photos and clear maintenance guidance. Where moisture is suspected we can add targeted damp & timber investigations to pinpoint the cause.
Level 3: Full Structural Assessment
Level 3 is designed for larger, older or heavily altered buildings. Expect detailed commentary on structure, services, materials and future liabilities, along with budget costings. Pairing the inspection with independent damp surveys ensures moisture risks are evidenced before negotiations progress.
How to Choose the Right Level
Consider the property’s age, construction complexity, planned renovation works and your appetite for risk. When in doubt, speak with your surveyor who can reference local case studies from Chester, Flintshire and the North Wales coast to explain why a particular level fits.
What Happens After the Survey?
Regardless of the level, you should receive a call to discuss findings, a digital report and next-step guidance. We also provide contractor briefing notes to help you obtain accurate quotes, alongside maintenance timelines that prevent issues from escalating.
